Equity Release plans consider a number of factors: Age / Ages of the client/s, the medical condition of the client/s and the value of the property used as security.

Based on this information lenders will advance an amount as a capital sum which can be used at the time that the property is purchased meaning the client/s do not have to find the total purchase price.

This can assist the client/s financial position in so many ways.

The client/s also has the option to consider a facility that does not require interest payments and leads to the balance and interest rolling up. Or the client/s can elect to make full or partial interest payments to control the effect of rolled up interest. There are Equity Release facilities that allow a percentage og the advance to be repaid each year without a penalty charge.

They maybe able to set up a “Reserve” account to allow further drawdown of funds at a later stage to assist with their financial circumstances. Taking a smaller amount at outset will reduce the amount of interest that is charged to the account.
